Victorian terrace off Cockton Hill Road: bay window, long front path, a back lane behind that reads as access on a map and is a dead end to a 3.5-tonne Luton. Post-war estate at Woodhouse Close or Henknowle: wide roads, grass verges, van at the door. Flats over the shops around the Market Place and Fore Bondgate: medieval frontages, a staircase with a turn near the top, and a three-seater that comes apart on the landing or does not come down at all. New build at Bracks Farm or Bishops Park: the easiest doorways in the town, on a close you reverse the length of to get back out.

Kerb space, permits and where the bus works have pushed the stops
Bishop Auckland is one of the six Controlled Parking Areas Durham County Council runs. If your street is permit holders only, the council will suspend that restriction for a removal so the van can stand at the door, but the paperwork goes in well ahead of the day and there is no same-week version of it. Apply as soon as your date firms up. The Parking Shop takes it on 0191 384 6633. Ring them, not us.
A resident permit here is £40 a year and the visitor scratchcards come in books of five. Neither does much for a removal. The suspension is the one worth chasing.
Newgate Street is pedestrianised, so a flat above a shop on it cannot be served from the door in the middle of the day. That throws you onto the car parks, and they are smaller than people picture. Saddler Street is the big one at 128 spaces. Kingsway on Castle Chare has 23. Tenters Street has 35. A long-stay ticket is £2.30 for the day, which will be the cheapest line in your whole move.
The bus station is being rebuilt, an £11.8 million job, and while it is shut the temporary stops sit on Saddler Street, Tenters Street, Newgate Street and the Market Place. Those are kerbs that used to be loadable and are not at the moment. We have not managed to pin down a reopening date. Nobody seems to publish one. Until somebody does, town-centre jobs get planned on the assumption the stops are exactly where they are now.
What moves the number on a quote here
Three bedrooms, moved inside the town, is £550. Fixed, in writing, and the same figure here as anywhere else on our books. No small-town discount, no surcharge for driving down from Durham, and nothing added at the end.
Two things shift it. Carry distance is the first, which is why a terrace off Etherley Lane can price differently from a house the same size on Woodhouse Close half a mile away. The date is the second. Labour costs more on a Friday, on a Saturday and in the closing days of a month, and more again on a Sunday.
Half-day and part-load jobs run on the clock instead. Two men with the Luton, £70 an hour, minimum two hours. That suits clearing a flat over the Market Place better than a fixed-price house job does. Smaller crews, bigger crews, whole days, packing, dismantling and stairs are set out on our price list, which is one page for the whole company rather than a Bishop Auckland version of it.

Market days are Thursday and Saturday in the Market Place, eight in the morning until five. Stall traffic is in before that, so a Thursday start at the Bondgate end runs slower than the map suggests. The last Thursday of the month puts the producers' and crafters' market on top of it, up to 25 stalls.
Kynren runs on summer Saturday evenings at Flatts Farm below the castle, and the 2026 season carries on to 12 September. Two of the shows are Fridays, 21 August and 4 September. Traffic starts building for it from mid-afternoon and it will find you if you are still loading at the north end of town.
Christmas Town takes the Market Place for four days, 3 to 6 December 2026. Mid-April is the Food Festival, which closes roads across the centre for the whole weekend and runs a park and ride out of the college.
The rest of the year is quieter than people expect. If your date has any give in it at all, take a Tuesday or a Wednesday, and take it mid-month.
The banks and the viaduct
The town sits high between the Wear and the Gaunless. Handsome from a distance. Less so with three tonnes on the back. Wear Chare and Durham Chare drop off the Market Place steeply enough that a full van goes down them once and comes back up by another road entirely, and in frost it does not go down them at all.
North of the town the A689 crosses the Wear on the Newton Cap Viaduct. Built for the railway in 1857, shut in 1968, walked on as a footpath for the best part of thirty years, then widened by thirteen feet and handed to road traffic in 1995. It stands 105 feet above the water on sixty-foot spans. The 14th-century Skirlaw Bridge underneath is single file and no use to a removal van at all, so anything going to Toronto or on towards Crook goes over the top.
Getting a van to your door in Bishop Auckland

- Cockton Hill Road and Etherley LaneVictorian and Edwardian rows whose rear lanes are mostly unmade and lined with bins. A Luton that gets into one cannot reliably get out, so the van stays out front and the carry gets longer.
- Wear Chare and Durham ChareSteep descents off the Market Place towards the two rivers. A loaded van takes them downhill and comes back up by another route, and in ice it does not take them at all.
When we are the wrong call
Two moves, the same furniture, and only one of them is worth a crew. Moving a room's worth of things out of a flat on Cockton Hill Road with a fortnight's overlap on the two tenancies and nobody waiting on you, we are the wrong call. Borrow a van, do it over two evenings, spend the difference on carpets. The day that pays for itself is the one with no slack in it anywhere: money moving at noon, keys at four, and somebody at the far end of the chain who has booked their own van for the same afternoon. On that day one van doing three trips runs into the next morning, and by then the solicitors have gone home. That is what the quote is standing against.
Getting in and out of Bishop Auckland
There are two ways out of the valley. East on the A689 to Rushyford and onto the A1(M) covers Yorkshire, the Midlands and London. South west on the A688 to Barnard Castle and then the A66 over Stainmore is the road for Cumbria and the M6, and it is the one that shuts in bad weather. London is roughly 260 miles from the Market Place, Manchester around 130, Leeds around 75. A long run gets one number with the fuel buried in it, so a closed A66 is a problem for us and not for your bill, and the mileage bands live on the price list. My street is permit holders only. What do I need to sort out?
An advance suspension. Bishop Auckland is a Controlled Parking Area, and Durham County Council will lift the permit holder only restriction outside your door for a removal if you apply in time. The Parking Shop takes it on 0191 384 6633. Get it in the day you have a date. The week before the move is too late. If the suspension does not come through, the van stands wherever it can legally stand and the longer carry is already in the quote, so the price still holds on the day.
Can you get a van to my flat above a shop on Newgate Street?
Not to the door in the middle of the day, because Newgate Street is pedestrianised. Either we take an early start and clear the load before the town wakes up, or we work off Saddler Street or Tenters Street and walk it in. Say which floor you are on and which way the staircase turns, and the start time goes into the quote with everything else.
Do the bus station works change where the van can go?
In the town centre, yes. The temporary stops are on Saddler Street, Tenters Street, Newgate Street and the Market Place while the £11.8 million rebuild is on, and a bus stop is a kerb you cannot stand a Luton on. Out on the estates and in the terraces it makes no difference at all. Name your street on the booking form and you will be told which of the two applies.
Does it cost more because you are based in Durham?
No. A three-bed here is £550 the same as it is at our own end of the A688, and a move that stays inside the town never reaches the ten miles where mileage starts. The number on the written quote is the number you pay. What changes a price is the distance from the tail lift to your front door. Our own mileage to get there is our problem.
How far ahead should I book?
As soon as you have a likely completion date, and earlier again for a Friday or a month-end. Two things fill the local calendar faster than the rest of the year: the Food Festival weekend in mid-April, when roads across the centre close, and summer Saturdays when Kynren is running at Flatts Farm. Christmas Town takes the Market Place from 3 to 6 December 2026. Book online and the 30% deposit is knocked off the final bill rather than added to it.
