Fixed-Price House Removals in Durham

House removals and man & van in Durham — our own crew, our own vans, and a fixed price before anyone lifts anything.

Durham-based, trading since 2008Durham moves every weekFixed prices from £210

Callers with a Bailey or Saddler Street address almost all open with the same question: whether the peninsula charge turns up on the bill afterwards. It does not. Where the van has to cross the charge point on Silver Street, that £5 is inside the written quote before you pay a deposit, and a removal van is not on the council's exemption list.

Great House Move is based in Durham, and this is the city we load in most mornings. Eighteen years of it, all of it from the one base here, with our own crew rather than subcontractors.

A local three-bedroom move is £550, agreed in writing. The figure does not move because the day turned out harder than the phone call made it sound.

Pick your date around the city's own calendar

Two dates in Durham beat any amount of planning. The Miners' Gala is Saturday 11 July 2026. The centre closes to traffic from 4am (North Road southbound and Crossgate among the closures) and Claypath shuts from 2pm. The wider closure order covers five days, Wednesday 8 to Sunday 12 July. A completion on Gala day at a central address cannot be done. Take the Friday before or the Monday after.

The second is the students landing. Induction week runs Monday 28 September to Sunday 4 October 2026, with Michaelmas term from 5 October. Colleges hand out arrival slots, so South Road, the Viaduct and Elvet fill with parents' cars either side, and the kerb outside your door goes early.

Mid-week and mid-month is cheaper anywhere, because Friday, Saturday and month-end carry a 15% uplift on labour and Sunday or bank holiday work carries 20%. In Durham it also buys you a street you can park on.

The charge point at Silver Street

Durham's road user charge has run since 2002 and it is still the detail out-of-town firms price wrong. There is one entry point, on Silver Street at the Claypath junction, and it is £5 for the day. Motorbikes, mopeds, universal-service post vans and liveried emergency or county council vehicles are exempt. A Luton is not.

Past the charge point the ground gets harder. North and South Bailey are cobbled, Palace Green parking is restricted to permit holders, and Elvet Bridge is closed to general traffic, so an Old Elvet address is approached from the A690 side rather than across the river from the Market Place. Most Bailey jobs finish up as a barrow run from the nearest legal stop. That is why we want photographs of the door and the approach before quoting a peninsula address: the carry sets the price, not the charge.

Permits, and the bay you can have suspended

Off the peninsula, the Durham City Controlled Parking Zone needs a permit from 8am to 6pm, Monday to Sunday, bank holidays included. A permit only works in your own zone. Outside those hours the bays are open to anyone, which is one reason an early start pays for itself around the station and up Gilesgate.

Durham County Council will let you apply in advance to have the permit holder only restriction suspended outside your door for a removal. Do it the day your date is confirmed, not the week of the move; the Parking Shop counter is open Monday to Friday, 9am to 4pm. We can work without a suspension. But sixty metres of pavement between the van and the front door adds real time to an hourly job, and on a fixed price it is something we need to know before agreeing the number.

What Durham's housing does to the day

Newton Hall was laid out for around 3,500 homes and first occupied in the mid-1960s. Two- and three-bed semis and detached, driveways, a van at the door. Straightforward.

The Viaduct is not. Hawthorn Terrace, Laburnum Avenue and May Street are Victorian terraces on a bank behind the railway station, largely six-bed shared houses now, with nothing off-street and every kerb space taken by eight in the morning. Claypath and Gilesgate run the same way. Hourly suits these better than a fixed price. Two men and a Luton are £70 an hour. Because a student clear-out rarely fills a house.

West of the city at Ushaw Moor, Bearpark, Brandon and Langley Moor, the ex-pit terraces have rear lanes that a map reads as access and a 3.5-tonne Luton reads as a dead end. Those load off the front.

Sniperley Park to the north west is a garden neighbourhood of more than 1,900 homes, Bellway and Ashberry building the first 368; another 470 are going up off Sherburn Road; Mount Oswald sits south of the centre. New-build handovers slip, so the day gets planned around keys landing at four rather than eleven.

Old Elvet, Crossgate and South Street are the listed townhouses: tall, narrow, and the reason wardrobes come apart on the landing rather than on a Georgian staircase.

What you pay, and what moves it

A three-bed inside Durham is £550. Hourly starts at two men and a Luton for £70 an hour, two-hour minimum, first ten miles included. One man, day rates, packing, stairs, pianos and dismantling all sit on the full Great House Move price list rather than being crammed into a paragraph here.

There is nothing added at the end.

What shifts a Durham quote is seldom how much furniture you own. It is the £5 zone and the distance between the van and your front door.

Getting a van to your door in Durham

  • North Bailey and South BaileyInside the charged zone, on cobbles, with Palace Green parking held for permit holders. Loads generally come out by barrow from the nearest legal stop, so we price the carry from photographs first.
  • Silver Street at the Claypath junctionThe single entry point to the £5 road user charge zone, live 10am to 2am. A removal van has no exemption, so the charge belongs on the quote rather than on your doorstep.
  • Hawthorn Terrace, Laburnum Avenue and May Street (the Viaduct)Terraces on a bank behind the station with nothing off-street. Kerb space is gone by eight, so it is either a suspended bay or a start early enough to claim one.
  • Old Elvet and New ElvetElvet Bridge is closed to general traffic, so the van comes round from the A690 rather than over from the Market Place. Sat navs still try the bridge.
  • Crossgate Peth (A690)A steep climb west out of the city that a loaded Luton takes slowly, and that backs up at both ends of the working day. It shapes what time we set off, not whether we can get there.
  • Ushaw Moor, Bearpark and Langley MoorFormer colliery terraces whose rear lanes look like a way in and are not one for a 3.5-tonne van. Front-door load, carry through the house, and we say so before quoting.

When we are the wrong call

What decides it is what a slipped day costs you. If you are shifting a room's worth of boxes out of a house share in June with no date anyone is waiting on, paying for a crew and a Luton is money spent on nothing. Borrow a van, buy a mate a curry, get it done. Ring us when the date is the expensive part: a completion where the money moves at noon, a tenancy ending the same morning the next one starts, a handover at Sniperley Park or Mount Oswald where the keys land at four and the house has to be in before dark. On those days the difference between the right number of people arriving at the right hour and one van doing three trips is worth considerably more than the quote.

Getting in and out of Durham

Durham sits about two miles off the A1(M). Junction 62 at Carrville drops you onto the A690 into the city, and Junction 61 at Bowburn is the way in from the south. Manchester is roughly 136 miles by road and London about 265. We cover the North East daily and take long-distance work anywhere in the UK, priced as one fixed figure with the fuel inside it, so a bad afternoon on the M1 is our problem rather than a line on your invoice. Same crew on a London run as on a Gilesgate one. Read us the two postcodes on 0191 743 2754, or send them to 07575 566760 on WhatsApp, and we will price it properly.

Questions people in Durham ask

Who pays the £5 peninsula charge, me or you?

It goes into the quote, so you pay it once as part of an agreed figure and nothing arrives afterwards. The £5 covers the day, applies between 10am and 2am, and runs seven days a week apart from Christmas Day, Boxing Day and New Year's Day. Removal vans get no exemption. If your address is off the peninsula it never comes up at all.

Can the van stay outside my door if I'm in a permit street?

Only with a suspension. The Controlled Parking Zone needs a permit from 8am to 6pm, Monday to Sunday including bank holidays, and permits are tied to your own zone. Apply to Durham County Council in advance to have the permit holder only restriction lifted outside the house for the removal. The Parking Shop is open Monday to Friday, 9am to 4pm. Without it we work from wherever is legal and the carry gets longer.

Is Gala day impossible to move on?

For a central address, yes. The city centre closes to traffic from 4am on Saturday 11 July 2026, with North Road and Crossgate among the closed streets and Claypath shut from 2pm. Out at Belmont, Bowburn or Newton Hall it is workable, but the approach roads are busy all day. Book the Friday or the Monday.

How do you price clearing a student house in the Viaduct?

By the hour, normally. Two men and a Luton are £70 an hour with a two-hour minimum, and most shared-house clear-outs do not need a full fixed-price job. Give us the street and the floor. Avoid the induction weekend at the end of September if you have any say in the date.

Our completion date isn't confirmed yet. Can we still book?

Yes. Book the date you expect, with the 30% deposit that comes off the final bill, and tell us as soon as it firms up. Handovers at Mount Oswald, Sniperley Park and the Sherburn Road site slip regularly and we build the day around a late key rather than walking away at five.

What could change the quote after you have given it?

Something we were not told. An extra collection address, more flights of stairs than described, or a door the van cannot get within reach of. Describe the job properly and the number holds. Nothing is added at the end either.
