The A690 only reaches Houghton by cutting through the limestone ridge the town sits on, so everything on wheels comes the same way. One bad ten minutes in that cutting is felt town-wide.

What the pit left behind
Houghton Colliery was sunk at the north end of the town from 1823 and worked until 1981. By 1894 it had 1,020 hands on the books, and at its peak it carried more than two thousand. The last underground shift came up on Thursday 24 September 1981, by which time it was the oldest working pit in County Durham. The housing was built to feed it, and most of that housing is still standing and still lived in.
So a good share of our Houghton work starts at a brick terrace with the front door opening straight onto the pavement. It gets denser the further south-east you go along the A182 into Hetton-le-Hole and Easington Lane. Two things follow from that. Kerbside space outside your house is whatever the neighbours have left you, so if you can move a car off the front the night before, do it. It buys back more time than anything else you could do for us. And the lane at the back is a maybe, never a plan. We have given up reading Houghton back lanes off satellite photos. We have been wrong both ways. Lanes that looked passable and were not. One off the A182 we wrote off from the picture, then drove straight down.
The rest of the town splits three ways. Post-war and sixties semis with a drive and a straight path, which are the easy days. Bungalows, and a steady run of downsizing moves into them. And estates on reclaimed colliery ground, generous on a map and tighter at the closed end than the drawing suggests.
Newbottle is its own case. The village conservation area was designated in 1975 and takes in eighteenth and nineteenth century houses, farmhouses and barns alongside rows of terraced miners' cottages. Narrow frontages, old walls sat close to the road, and a load that usually walks the last thirty yards.
The Cut, and the week in October
There has been a cut through the top of that hill for centuries. French prisoners of war blasted it deeper in 1815 to improve the haul down to the Wear, it was taken back again in the 1930s, and it was widened between 1968 and 1970 for the dual carriageway that runs through it today. Fast, and the town's single point of failure. We build slack into completion-day timings rather than promise you keys in the door at nine.
October is the other thing worth knowing. Houghton Feast runs ten days, its main Saturday being the first in the month, which in 2026 falls on 3 October. The carnival parade sets off at 2pm and works from Station Road to Rectory Park by way of The Broadway, and the ox roast is served in the grounds of The Old Rectory, where Rector Bernard Gilpin fed the town's poor in the sixteenth century. The story goes that an ox in Durham Market Place later killed him. We have never found anything that confirms it and everyone round here tells it anyway. If your completion lands in that week, say so when you book and we will load in the morning.
East of the town the ground climbs to Copt Hill and Warden Law. The barrow at Copt Hill is roughly twenty-five metres across with a stand of beeches on top, planted around the turn of the last century and known locally as the Seven Sisters. Exposed up there, and the first ground round here to go greasy in a hard frost. A January move out that way starts at eight rather than seven.
What it costs here
A three-bedroom move inside Houghton is £550, fixed, agreed in writing before anybody lifts anything. That figure does not move because the day turned out heavier than the phone call sounded.
Mileage doesn't start until a move passes ten miles, and that does more work in Houghton than almost anywhere else we go. Sunderland is about six miles, Durham seven, Washington five, Chester-le-Street five, Hetton-le-Hole barely two. Move within the town or to any of those and mileage never enters the conversation.
Part-loads and half-day jobs go on the clock instead. Two of us with the Luton are £70 an hour on a two-hour minimum, which suits a flat clearance or a single room better than a fixed price does. Getting a van to your door in Houghton-le-Spring

When we are the wrong call
Two jobs a mile apart in this town go opposite ways. A one-bed above a shop on Newbottle Street, ten boxes and a bed frame, going to another flat in town with no date riding on it at either end. A self-drive van and one favour owed covers that, and paying for a crew and a Luton is money spent on nothing. The other is a three-bed off Copt Hill going out on a Friday completion, with a wardrobe that will not come down the turn in the stairs assembled, a chain sat behind you, and keys due at the far end before the solicitors shut. That day has one running order that works and about six that finish with a van still half loaded at six o'clock. Ring us for the second one.
Getting in and out of Houghton-le-Spring
Houghton has two motorway approaches and uses whichever suits the direction. West on the A690 to the A1(M) at Carrville for anything heading south or into Yorkshire, or up through Chester-le-Street when the run is northbound. East on the A690 to the A19 when the load is going down the coast. It is roughly 275 miles to London and about 150 across to Manchester.Long runs go out at one agreed price with the diesel accounted for. The same crew loads you here and unloads you at the other end. Nothing gets handed to somebody else at a services on the A1.

Can you get a van into Newbottle village?
Usually to within a short walk of the door rather than up against it. The conservation area core is narrow, with walls and old frontages close to the carriageway, so we plan on standing the Luton at the nearest legal point and carrying from there. Our completion date is in Houghton Feast week. Is that a problem?
Only if we find out late. The Feast runs ten days each October and the carnival parade goes from Station Road to Rectory Park via The Broadway at 2pm on the main Saturday, which in 2026 is 3 October. A town-centre address that day gets loaded in the morning or not at all. Anywhere off the route is workable, though the roads around the middle of town stay busy.
What do you need before you can give a fixed price?
The two addresses, your biggest three items, which floor each end is on and whether the stairs turn, and some idea of where the van can stand. Say if anything is going into storage or coming from a second address. Describe it properly and the written number holds; the quotes that get argued about are the ones where something was left out.
What do I pay up front?
