A bedroom's worth of boxes and a bed frame going from South Moor to Catchgate, with nobody waiting on the keys, is the wrong job for a crew. Borrow a van off your brother-in-law. Two of you will have it shifted by teatime and it will cost you a tank of diesel and a takeaway.

The Stanley move worth paying for is the other one. A colliery terrace with thirty years of stuff in it, a completion that pays out at noon, a buyer's removal firm booked to arrive behind you, and a back lane nobody can vouch for until somebody stands in it.

Half of South Stanley is dug up until next spring

Durham County Council made a temporary closure order on 12 March 2026 over a run of streets in South Stanley: Holly Hill Gardens West, Lenin Terrace, Marx Crescent, Keir Hardie Avenue, Avon Road, Tweed Terrace, Tees Crescent and Wansbeck Avenue. New drainage. Work began at 8am on Monday 30 March 2026 and is expected to take fourteen months, though the order allows eighteen. Diversions are signposted on site as the job moves.

Look at that list of street names for a second. Marx, Lenin and Keir Hardie, all within a couple of hundred yards of each other, because this was a pit town when the streets were laid out and it named them accordingly. The council is now trenching the lot.

For a move it works like this. The closures are short lengths, some twenty metres, some over two hundred, sitting in front of particular house numbers, and they shift as the trench does. We cannot tell you from Durham which end of Tweed Terrace is open the week you complete, and neither can anybody else three months out. What we can do is walk the approach before the day, or ask you to stand outside and photograph both ends of the street when you book, and price the carry from that instead of from a satellite picture.

Nothing to buy, and nothing that holds your space

Stanley has no controlled parking area. Durham City has its zone, Chester-le-Street has one, and here there is no permit to buy, no dispensation to apply for and no bay to have suspended. The council car parks in town carry no charge either. The one behind Front Street off Scott Street has 256 spaces, fourteen of them blue badge, and that is where the van sits for a town-centre flat.

The other side of having no permit scheme is that nothing reserves the kerb. On a row where not one house has a drive, the space outside your door has gone by half eight and there is no piece of paper that gets it back. Knock on three doors the night before and ask for a van's length. It works more often than it doesn't. When it doesn't, we walk.

Most of the older housing here went up for collieries that closed decades ago, so the front door opens straight onto the pavement and there is a lane running behind. Clear lane, and we reverse in and carry a few feet through the yard gate. Bins, a parked Corsa and somebody's old fridge, and we load off the front and walk the length of the house instead. Both are a day's work. We only need to know which one before we put a number on it, and a map will not tell us: we have turned into a lane that ended at a garage somebody built across it in the nineties.

Front Street itself is pedestrianised and the market runs Thursdays and Saturdays, 8am to 4pm. A flat above those shops is a planned carry from the car park behind, timed for a stretch when the stalls are not coming in or going out.

Two miles up the road can still take a morning

Plenty of the work here travels almost nowhere. South Moor to Catchgate. Craghead to Tanfield Lea. Mileage never enters into those because it doesn't start until ten miles, and you'd struggle to cover ten without leaving the parish.

What costs time is the ground. The town centre sits on a hilltop. Craghead is at the bottom of its valley on the Durham road, so every loaded van leaves it uphill. Annfield Plain, Catchgate and Greencroft are up on a plateau around 250 metres, open to the weather, and they hold snow a day or two after the A693 has been salted and running. A February job at Greencroft gets a start half an hour earlier than the same house at Shield Row. That is a decision about the clock rather than the bill.

Hourly work goes at £70 for two men and the Luton, charged from a two-hour start, and it suits a part-house, a flat clearance or one big awkward item. A whole house is better taken as a fixed figure settled in writing beforehand. Property sizes, day rates, packing, stairs and dismantling all sit on our full price list, and Stanley gets the same list as everywhere else we work. Blankets and straps travel with the van at no charge. Booking online takes a 30% deposit, which comes off what you owe at the end.

Getting out of the town is the easy part. Junction 63 of the A1(M) at Chester-le-Street is about four miles down the A693. There has been no train from Stanley since 1955, when Annfield Plain closed on 23 May and West Stanley went the same way, so everything in and out of here moves by road. That includes the Beamish traffic, which fills the lanes on a bank holiday and is worth setting off ahead of rather than sitting in.

Getting a van to your door in Stanley

When we are the wrong call

Do the sum before you ring. A two-man crew with the Luton goes at £70 an hour, charged from a two-hour start, which puts a floor of £140 under any job whatever is going in the back. Now put your move on the other side of that figure. A sofa, a bed and eleven boxes over to Craghead is a Saturday morning's work, and a hired van plus a mate who owes you one will beat £140 on it comfortably. A four-bedroom house where the money lands at twelve, the buyer's crew is on the street at one and every wardrobe has to come apart on a colliery landing is a different sum: £140 buys the first two hours of a day that would otherwise cost you three weekends, a hire van twice over and a banister. What tips it is the date sitting behind the move rather than the volume of furniture in front of it.

Getting in and out of Stanley

The A693 is the way out of here. Four miles east and you are at junction 63 of the A1(M) at Chester-le-Street, which is where most long-distance work from Stanley starts: south for Yorkshire, the Midlands and London, or over the A66 and down for Manchester and the north west unless Stainmore is doing something daft, in which case it is the A1 and the M62. Leeds is roughly 90 miles, London around 275, Manchester about 150. A run like that is one number with the diesel counted inside it, settled before we set off, so an afternoon lost at Ferrybridge costs us and not you. The bands by distance are on the price list. Whoever loads the van outside your house in Stanley is whoever carries the last box up the path at the far end. Do I need a permit or a bay suspension for the van in Stanley?

No. Stanley has no controlled parking area, unlike Durham City and Chester-le-Street, so there is nothing to buy and no application to make. The catch is that nothing holds the space for you either. On a terraced row with no driveways, ask the neighbours the night before to leave a van's length outside, and tell us if you cannot get it, because the carry is what we are pricing.

Does moving out of Craghead or Annfield Plain in winter cost more?

It changes the start time, not the price. The higher villages hold snow after the main roads are clear, so a January or February job up at Annfield Plain, Catchgate or Greencroft gets an earlier start and a slower loaded climb. We have misjudged that before and had a crew sat waiting on a gritter, which is why the call comes the evening before rather than on the morning.

What do you need from me before you can give a fixed price?

Both addresses, the number of bedrooms, the floor you are on at each end, your three biggest or most awkward items, and whether the back lane is usable. That is enough for a written figure that does not move afterwards. Rates by size and by the hour, packing, stairs, dismantling and long-distance bands are all on the price list, and nothing is added to it at the end.
