Pull onto a street in Heaton or Sandyford and you see pairs of front doors, two to each house, side by side. That is the first thing a driver reads here, and it sets the shape of the day. One of those doors opens into a ground-floor flat and a level run to the van. The other opens onto a staircase going straight up, usually narrow, usually with a turn near the top, no lift anywhere in the building. Same house, same postcode, two completely different jobs.

Newcastle is full of that split. Jesmond villas carved into flats three floors up. Deck access on the Byker Estate. Steep part-cobbled banks down to the Quayside. Permit-only kerbside across most of the streets people actually move in and out of. None of it causes trouble if the crew knows in advance. All of it causes trouble if they find out with the tail lift already down.

Doorways, staircases and what has to come apart

The Tyneside flat is the city's signature property and its main moving-day cost. Heaton, Sandyford, Walker, Benwell and Fenham are full of them. If yours is the upper one, that staircase is the job. Everything you own has to fit down it, and a fair amount of it will not go down assembled. Three-door wardrobes come apart. Corner sofas come apart. Sprung mattresses tend to go over the bannister rather than round it.

So tell us at quote stage which of the two doors is yours and what your biggest three items are. That single answer changes the figure more than the mileage does. Each flight of stairs is charged at both ends of the job where the building has no lift, from £25 on a one-bed to £105 on a four-bed, and dismantling is priced per item on our full price list.

Behind most of those terraces runs a back lane. Now and again it is the shorter carry and we will use it. More often it is a cobbled channel with wheelie bins down both sides and a gatepost you cannot swing a Luton past, so the van works from the front and we plan the walk.

The problem changes shape elsewhere. Jesmond's Victorian villas were divided into flats decades ago, which gives you generous rooms at the top of three flights with a turn on every landing. The Byker Wall, 620 maisonettes and Grade II* listed since 2007, is deck access, so the van parks where it can and the carry is long. At Newcastle Great Park the doors and hallways are the easiest in the city; the difficulty is reversing a loaded 3.5-tonne Luton back out of a close.

What a Newcastle move actually costs

A three-bedroom house move inside the city is £550, fixed. That number is agreed in writing beforehand and it does not move afterwards, whether the job overruns or the Central Motorway does what it does at five o'clock. Other property sizes, hourly rates for part-day work, packing and the extras are all set out on the full price list, and it is the same list everywhere we go. There is no Newcastle surcharge.

Two things move the number in this city. Stairs and dismantling, covered above, is one. The date is the other: Friday, Saturday and month-end completions carry a peak uplift on the labour, and here those dates get taken early, because the entire student market completes inside the same fortnight twice a year.

Kerbside, permits and the city-centre clock

Residents' permit schemes cover a great deal of Newcastle: Jesmond, Sandyford, Heaton, Arthur's Hill, Spital Tongues and the streets ringing both universities. Permits are tied to a scheme zone, lettered and numbered like J2, OB1 or G3, so a neighbour's spare only works inside the same zone.

Where there is no legal space outside your door, the council sells a parking dispensation. It costs £30 per vehicle and you apply online at least three working days ahead. It is worth doing. Sixty metres of pavement between the tail lift and your front door, walked a hundred and fifty times with boxes, costs a lot more than thirty pounds in labour. A bay suspension is the other route where the street needs clearing rather than permitting. Tell us the street and we will say which of the two your address needs.

The centre runs to a clock. Northumberland Street is pedestrian-only from 9.30am to 5.30pm, and the Grainger Town streets around Monument, Grey Street and Grainger Street among them, have set servicing windows. A flat above a shop on any of those means an early start, which we would much rather book than argue about at eleven in the morning. On the Quayside and in Ouseburn the ground itself is the obstacle: Dean Street and The Side are steep and part-cobbled, and the riverside blocks usually have one lift and a loading bay booked through the building manager. Give us the name of the block and we will make that call.

Crossing the Tyne, and the charging zone

Which crossing you use decides how long the day runs. The Tyne Bridge is down to one lane in each direction while it is restored for its 2028 centenary, with scaffolding going over the carriageway from autumn 2026 ahead of work on the main arch. For anything that is not strictly central we go round it, on the A1, the A19, the Tyne Tunnel or Scotswood Bridge. A Gateshead-to-Gosforth move routed over the Tyne Bridge at nine in the morning is a different day from the same move sent up the A1.

The tunnel is tolled at £2.60 a crossing for vehicles under 3.5 tonnes and £5.20 above that.

Be careful what you are told about the Clean Air Zone. Newcastle and Gateshead operate a Class C scheme, which does not charge private cars or motorcycles at all, but a non-compliant van in commercial use pays £12.50 a day inside it. The zone is the city centre and the river crossings into Gateshead. Jesmond, Heaton, Gosforth, Byker and Great Park sit outside it, so it only comes into a move that runs through the middle. Either way it is a cost that sits with us, not something that appears on your bill afterwards.

The Newcastle calendar

Two periods dominate the year. Student changeover in Jesmond, Sandyford and Heaton lands in early July and again at the start of September, and it is not a trickle. Whole streets turn over across one weekend and every van on Tyneside is spoken for. Ask in May for a July date.

The rest is work. The RVI, the Freeman, the two universities and the council draw people in from other parts of the country, and those moves tend to fall mid-week and mid-month, which is the cheapest and the calmest time to do it. Underneath that runs the steady swap in both directions: families trading a Heaton terrace for a new-build at Great Park, and people leaving the city for the coast at Tynemouth and Whitley Bay.

Getting a van to your door in Newcastle upon Tyne

When we are the wrong call

Access is what decides whether a crew is worth paying for. A top-floor Tyneside flat on a permit street in Heaton is the case for it: one narrow staircase with a turn near the top, no lift, no legal kerbside until the council paperwork is in, and a wardrobe that has to come apart before it will go down. That job eats a day and a doorframe if the people doing it have not seen one before. The same furniture leaving a ground-floor flat at Great Park is the opposite case: driveway, dropped kerb, level run to the tail lift, nothing to dismantle. If your route from room to van has no stairs on it and no parking problem at either end, hire a van and get your mates round. Ring us when the building is the thing fighting you.

Getting in and out of Newcastle upon Tyne

Newcastle sits on the A1, so most of our long-distance work leaves the city without going anywhere near the middle of it: south on the A1(M) for Yorkshire, the Midlands and London, west on the A69 for Carlisle and the M6, or down the A19 when the load starts on the coast side of the river. It is roughly 275 miles to London, about 140 across to Manchester and a little over 200 to Birmingham. The long-distance bands are on the price list. Do I need to arrange parking, or do you?

Half my street moves the same weekend in July. Can you still fit us in?

If you book it early enough. Newcastle's student changeover concentrates into a few days in early July and again at the start of September, and Tyneside runs out of vans in both windows. Those dates also tend to land on a Friday or a Saturday, which carries the peak uplift on labour, so a mid-week date in the same week is usually cheaper and easier to get.

Is anything added to the quote after the day?
