Where the van ends up standing

Beveridge's plan grouped the houses around greens so children could play away from the traffic. Nearly eighty years on it is still the best thing about the older estates. It also sets how long a move takes. On Clarence and Simpasture your door and the nearest place a Luton can legally sit are not the same place. Every box covers that ground on foot.

Which is why we ask first. Which parking court, which footpath, which side of the green. One photograph taken from your front step looking back towards the road tells us more than the postcode does, because we do not have the development corporation's layout drawings for the older phases and would otherwise be guessing at which of three footpaths is the short one.

The address itself is no help to a driver. Newton Aycliffe has no Streets. Roads, Ways, Closes, Crescents, Greens, a Parade, and Central Avenue down the middle. Older names come from Bishops of Durham, from families like Shafto and Bowes, and from the men behind the new town in Beveridge Way and Silkin Way. Pub trivia. It stops being pub trivia when a driver is circling with a loaded van and a postcode that covers forty doors.

Parking is kinder here than most of the county. Durham County Council runs two car parks in the town, Greenwell Road with 55 spaces at DL5 4DH and Walcher Road with 25 at DL5 4LX, and neither takes any money off you. Its controlled parking areas are at North End, Chevallier Court, Gilesgate, Framwellgate Moor, Chester-le-Street and Bishop Auckland. This town is not on that list. No permit to buy, no bay to suspend. Distance is what costs you.

Four building phases, four different days

The designation order was made on 19 April 1947 and Lord Beveridge opened the first house on Tuesday 9 November 1948. The tenant was an ex-army captain, D.G. Perry. Population was 6,600 by 1955 and close to 28,000 by the end of the 1970s, and you can read that growth straight off the address you are leaving.

  • 1948 to the mid-1970s. Ex-council semis and short terraces at Clarence, Simpasture, Horndale and Agnew. Right to buy took most of them private by the 1980s. Dogleg stairs and tight landings. Wardrobes come apart at the top because they will not go round the turn.
  • The Field addresses. Beech Field, Oak Field, Ash Field, Elm Field. A later phase dropped road names altogether and named whole areas after trees, which is honest enough, because there is often no road to the door.
  • The private estates. Byerley Park and The Chase from about 1976, then Woodham Village after 1981 on the old Woodham Farm, laid out round its own green with a parade of shops and a church. Driveways, which helps. The closes are short, so a loaded Luton usually reverses the length of one rather than turning in it.
  • The old villages. Aycliffe Village and Middridge were here long before any of it. Narrow lanes, almost nothing off-street, and a van that holds traffic up while it loads.

Beveridge wanted a classless town where a doctor lived next door to a fitter and both rented from the corporation. The private estates were the point at which that stopped being the plan. It shows on moving day, because they are the addresses where the van most often gets onto the drive.

Picking the date, and what it comes to

Completions cluster on Fridays and the last two or three days of the month. Those are the days the peak uplift lands on the labour and the days the diary fills first. Two or three weeks' notice normally gets the Friday you want. A Tuesday mid-month is cheaper and easier to get. If your solicitor will wear it, take it.

A local three-bedroom move is £550, agreed in writing before the day. The carry from wherever the van has to sit is already inside that number, which is the whole reason we ask about it at quote stage. Why the year fills evenly here

Aycliffe Business Park describes itself as the biggest single employment area in County Durham, 867 acres of it, with Gestamp Tallent, 3M, Ineos, Husqvarna and Hitachi Rail on the ground. Hitachi's train factory on Millennium Way opened on 3 September 2015 and cost £82 million. People take jobs there in February as readily as in July, so the work here spreads across the calendar instead of landing in one summer fortnight. Darlington is eight miles down the A167 and dearer per bedroom, which accounts for most of the rest of it.

When we are the wrong call

There is a kind of move a proper crew is wasted on. A bedroom's worth out of a flat at Horndale, both tenancies overlapping by a fortnight, nobody waiting on you for anything. Hire a Transit for the Saturday, do it in three runs and keep the difference. Two men and a Luton on that is money spent on a problem you do not have. The other kind is where the date is the expensive part of the job. Completion money moving at noon on a Friday, your buyers parked outside at one with their own van, and a four-bedroom's worth of furniture still in the hall because one trip turned into three. Getting in and out of Newton Aycliffe

Newton Aycliffe is one of the easier towns in the county to leave with a full van. Junction 59 of the A1(M) at Bradbury is a few minutes east along the A167, so a long-distance load is on the motorway before the straps have settled. No city centre to fight out of first. London is roughly 260 miles, Birmingham about 215, Manchester about 125. Closer in, the A689 runs west to Bishop Auckland and east to Teesside. Same crew at both ends. A run like that is priced as one job, not by the hour. Nobody wants to watch a meter while a van sits on a motorway.
