A washing machine and a couple of chairs going from Skerne Park to Haughton is not a job for a removal crew. Hire a van for the afternoon and get somebody to hold the other end. What we turn up for is the full house on a date you do not control, when a buyer is moving in behind you and there is no second attempt at it.

In Darlington the hard part is almost never the driving. It is the kerb outside your door, and that gets dealt with in the week before your move, not at eight on the morning with a Luton across the road.

We are based in Durham, twenty minutes up the A167. The quote is a written figure agreed before anything is lifted, and nothing is added to it afterwards.

Sixteen residents' parking zones cover the streets round the town centre and out through the West End. They run 8am to 6pm, seven days, bank holidays included. The council does not issue visitor permits at all. Its position is that every zone has unrestricted or pay-and-display parking somewhere inside it, which is true enough for your sister's Corsa and no use whatever for a van that needs to sit at your gate for three hours.

The waiver is what works. Darlington sells a £5 waiver, good for 24 hours, to a tradesperson working at a resident's home where there is no alternative parking, and it covers yellow lines, loading bays and limited-waiting bays as well as permit bays. We apply for it against your address once your date is fixed. It is a phone call to 01325 405222 and it wants doing in advance, because a parking attendant is not interested in what you meant to arrange.

If you are moving into one of the zones, start your own permit at the same time. There is a one-off three-month temporary permit for precisely that gap, where you have changed address and the vehicle is not registered there yet. eighteen years of doing this makes the paperwork routine at our end; it is the bit customers most often find out about a week too late.

Three storeys, back lanes and the yards off Skinnergate

The railway built most of Darlington's older housing and you can still read it off the streets. Albert Hill, Rise Carr and the rows off North Road and Harrowgate Hill are Victorian and Edwardian terraces with a lane behind and nothing in front. Eastbourne, over the Skerne, is much the same.

The lane is usually the wrong answer. Most run single-track with bin stands down one side, and there is no reversing a 3.5-tonne Luton back out if we have judged it badly. We plan to work off the front and carry, and we say which end we are loading from when we quote.

West of Grange Road the problem changes shape entirely. The West End Conservation Area — Stanhope Road, Cleveland Terrace, Carmel Road, the streets running off Coniscliffe Road. Is large Victorian and Edwardian villas, three storeys over cellars, a good number long since cut into flats. Three storeys means three flights at each end, and each one is charged where there is no lift, from £25 on a one-bed to £105 on a four-bed. It also means a wardrobe that went up before the top floor was a bedroom. Photograph the staircase and the half-landing before you ask for a price. It decides how many men come, and that is most of what you pay.

In the centre the obstacle is the yards. Clark's Yard, Buckton's Yard and Post House Wynd off Skinnergate have flats above the shops, reached down passages no vehicle is getting into, and High Row and Skinnergate are pedestrian-priority through the trading day. A flat in there wants an early start and a straight answer about how long the carry is.

New estates, the villages and picking your date

Cockerton, Mowden and Haughton-le-Skerne are inter-war and post-war semis with a drive and a garage. Those are the straightforward days. Firthmoor, Skerne Park, Red Hall and Branksome have wide streets and grass verges, and a Luton parks outside the door.

The newer estates are the awkward ones. West Park, Burtree Garden Village out at Faverdale, Elder Brook Park on Neasham Road, Hurworth Meadows, Oak Meadows at Middleton St George. Unadopted roads with kerbs the developer has not finished, visitor bays exactly where you wanted the van, a hallway narrower than the brochure made it look. Send the plot number and the phase with the postcode; plenty of these streets are not in the sat nav yet, and a driver going round Faverdale twice is time on your bill.

South and east it turns rural fast. Hurworth-on-Tees, Middleton St George and Sadberge are village moves with the village problem: one road in, cars down both sides of it. If your move crosses the Tees on the A167 you are going over Croft Bridge, which is medieval, grade I listed and narrow. A removal van fits across it. It does not get across quickly.

Then there is the date itself. Friday, Saturday and the last few days of the month are where solicitors and agents push completions, and those days carry a peak uplift on labour; Sundays and bank holidays more again. Getting a van to your door in Darlington

When we are the wrong call

Here is what I would tell a friend in Darlington. If it is a fridge and two chairs going from Firthmoor to Cockerton, hire a self-drive van for the afternoon, ask your brother-in-law, and buy him his dinner afterwards. That will come to less than putting a crew and a 3.5-tonne Luton outside your door for a minimum booking, and I would sooner say it on the phone than take the money. For a short hop with two items in the back, that is more machinery than the job needs.

Getting in and out of Darlington

Three A1(M) junctions serve the town: 57 at Barton where the A66(M) spur comes in, 58 at Aycliffe, 59 at Coatham Mundeville. A southbound load gets away quicker from here than from most of the North East — London is roughly 250 miles, Manchester around 120 either west on the A66 or south and across the M62. What holds things up is that there is still no direct link from the A66 to the A1(M), so northbound traffic funnels along the A1150 and A167 through Harrowgate Hill and tails back at peak times. On that side of town we load early. Long-distance work is priced as one fixed figure with the fuel inside it. The £140m rebuild at Bank Top also put a second entrance on the Neasham Road side, so if you are loading near the station, tell us which side you are on.

Questions people in Darlington ask

We're in a permit zone. Who sorts the parking for the van, us or you?

Us. Darlington sells a £5 waiver, valid 24 hours, that lets a vehicle working at a resident's home use a permit bay, yellow lines or a loading bay where there is no alternative. We apply for it against your address as soon as the date is confirmed. There are no visitor permits anywhere in the Darlington zones, so the waiver is the only route. Outside the zones it is a case of arriving early and taking the space.

What does a three-bed move inside Darlington come to?

There is no charging clean air zone in Darlington, so nothing is payable for bringing a van into town. The only toll that ever comes into it is the Tyne Tunnel, at £2.60 for a vehicle under 3.5 tonnes, and only if your move takes you north across the river. On long-distance work the fuel and any tolls are already inside the fixed figure, so the number you agree beforehand is the number you pay.

Our new house is on a phase that doesn't show on the sat nav. What do you need from us?

The plot number, the phase, the developer's name and the site entrance you actually use. On Burtree Garden Village and the newer West Park phases that entrance is not always the one the postcode points at, and half-built estates change their access as phases open. A photo of the approach helps. Ten minutes of that beforehand saves a van circling a building site with your kitchen in the back.
