The move we do most often in Middlesbrough is a family coming out of a two-bed terrace in Ayresome, Linthorpe or Gresham and going three or four miles south to a semi in Acklam, Marton or Coulby Newham. That is £370 as a fixed local price on a two-bed's worth of furniture, £550 once it is a three-bed's worth. Agreed in writing before the day. Nothing goes on top of it.

Nothing about driving a Luton round Middlesbrough is hard. The northern half is flat and laid out in straight lines. Parking is the whole of the problem here, and it is a different problem in each part of town. The rest of the numbers are on the price list if you want to read them first.

Gresham, Newport and the old terraced grid

Central Middlesbrough was set out in straight lines from the 1830s, and the terraces in Gresham, Newport, North Ormesby and older Ayresome still run on that grid. Two up two down, solid brick, a lane behind and nothing off-street in front. We work from the front street. Give us the door number when you book and we will know which end of the terrace to bring the van to.

The permit scheme is the bigger variable. Middlesbrough Council runs twelve residents' parking zones (A, B, C, D, E, G, H, J, K, L, P and U) covering most residential streets in and around the town centre and the university. A permit is tied to a vehicle registration, so yours does not stretch to cover ours. That is not a reason to worry about it, it is a reason to say the street name on the phone so we plan the day round it.

Linthorpe Road has changed, and it is worth knowing if you are moving out of a flat above the shops. The segregated cycle lane that ran along it has been taken out, the road resurfaced back to its previous layout and the kerbside parking reinstated, so there is somewhere to stand a van again. The safety closures at Victoria Road and King Edward's Square were left in place, which means the approach is not always the one a sat nav picks.

South of the Parkway, and what a bigger house adds

Middlesbrough is a semi-detached town before it is anything else. The 2021 census put it at 39.9% semi-detached against 32.9% terraced, and most of that stock sits south and west of the centre in Marton, Acklam, Nunthorpe, Coulby Newham and Hemlington.

The post-war estates are the straightforward end of the work. Berwick Hills, Park End, Thorntree, Pallister Park, Whinney Banks and Easterside were built with verges and frontage, so the van gets near the door and the carry is measured in steps rather than minutes.

Coulby Newham and Hemlington are the ones we check. Both are 1970s and 80s layouts, closes hanging off closes, and by nine on a moving morning the visitor bays are full of neighbours' cars. Someone walks the last stretch on foot before a loaded 3.5-tonne Luton commits to it. Three minutes spent that way saves an hour of reversing.

Going up a size costs you time rather than van space. A three-bed semi in Marton comes with a garage, a shed, a garden's worth of tools and usually a wardrobe that will not go down the stairs assembled. Tell us what is in the garage when you book. The parts of the day the roads decide

Marton Road eats a morning. The council's own transport work has it as the busiest north-south route in the borough apart from the A19, carrying up to 25,000 vehicles a day, and a good share of that is James Cook University Hospital traffic that never really thins out between the peaks. Anything off Marton Road, Ladgate Lane or the Longlands end gets an early start.

The rest of the geography is kind. The A19 runs down the western edge and is how we get here from Durham. The A66 takes you east along the river to South Bank and Redcar, or west to Stockton and Darlington. The A174 Parkway sweeps round the south towards Nunthorpe and the coast.

The Tees itself is the catch. The Transporter Bridge has been shut since 2019 with no reopening date settled, so anything crossing to Port Clarence, Billingham or Hartlepool goes over the Newport Bridge or up the A19 instead. That is twenty minutes nobody allows for when they measure the distance on a map.

Home fixtures at the Riverside take kerb space out of Middlehaven for hours at a time. If your date lands on one, we start earlier or load from the far end of the street.

End of tenancy, not just completion day

A lot of Middlesbrough moves are not chains at all. They are tenancy dates. The private rented sector here is large enough that the council runs selective landlord licensing across two areas of Newport ward, and an end-of-tenancy move comes with a fixed hour on it, an inventory check waiting at the other end and no give anywhere. We work to that clock, and the crew that quotes it is the crew that turns up.

Teesside University sets the other rhythm. The shared houses off Borough Road and Southfield Road empty and refill either side of the summer, and those are one-room jobs rather than one-house jobs. An hourly crew for a couple of hours, not a full removal. James Cook brings staff in on rotations at short notice, and those look much the same.

Midweek in the middle of the month is both the cheapest and the easiest day to move in Middlesbrough. Friday, Saturday and month-end carry a peak uplift on the labour, and they are also the days when every permit street is at its fullest. If your date can shift, shift it.

Getting a van to your door in Middlesbrough

When we are the wrong call

Here is the arithmetic that works against us. Two men are £70 an hour and we will not take a booking under two hours, so the smallest job we can sell you is £140. Carrying a bed and a chest of drawers from Berwick Hills across to Park End is maybe forty minutes of actual work. On our terms you would be paying for eighty minutes you never use. If that is the size of your job, ring round for someone who bills by the half hour instead. We are the wrong shape for it and there is no point pretending otherwise.

Getting in and out of Middlesbrough

Middlesbrough to London is about 250 miles, A19 onto the A1(M) and straight down. We quote that as one fixed price with the fuel inside it rather than running the clock, and a two-bed lands between £950 and £1,200 depending on the access at both ends. Leeds is roughly 70 miles and is comfortably a there-and-back inside the day. Questions people in Middlesbrough ask

Do you price on the house I'm leaving or the one I'm going to?

The one you are leaving, because that is what goes on the van. Loft, garage and shed included. Tell us what is in them. Access at the far end can affect the labour if it is stairs with no lift or a long carry, so mention that too. The figure gets written down before the day and does not move. My street is in one of the residents' parking zones. Is that a problem?

Not if we know in advance. There are twelve zones covering the centre and the university streets, lettered A to U with gaps, and a permit is registered to a specific vehicle, so yours does not extend to our van. Tell us the street when you book and we will work out where the van stands and how the carry runs from there.

Is there anything to pay for bringing a van into Middlesbrough?

No. There is no Clean Air Zone in Middlesbrough or anywhere else on Teesside. It only matters if your move goes north: the Tyneside zone covering part of Newcastle and Gateshead charges £12.50 a day for vans below the Euro 6 diesel standard, and the Tyne Tunnel toll is £2.60 below 3.5 tonnes and £5.20 above. Anything that applies to your job is in the written quote before you agree it.

Can you get a removal van into a close in Coulby Newham or Hemlington?

Almost always, yes. Someone walks the last stretch before the van follows, because a loaded 3.5-tonne Luton is not something you reverse out of a full close in a hurry. Occasionally that means standing on the main estate road and carrying the last thirty yards. That is part of the job and it is allowed for in the quote, not added on the day.

I'm only moving one room out of a shared house near Borough Road.

Then you want an hourly crew rather than a fixed house move. There is a two-hour minimum, the first 10 miles are included, and a bed, a desk and a stack of boxes is normally well inside that. The hourly rates for one and two men are on the price list.

How far ahead should I book, and what goes up front?

Book as soon as you have a date. Fridays, Saturdays and the last few days of any month go first in Middlesbrough as they do everywhere.
