Sunderland has a house type that barely exists anywhere else: the single-storey cottage. Narrow front, long run back, yard onto a lane. Thousands went up between about 1850 and 1910 for shipyard and colliery families, and they are still thick on the ground in Millfield, Hendon, Pallion, Southwick and Monkwearmouth. For a removal crew that changes the shape of the whole day. No stairs at the load end. A carry instead, usually a long one, often from the back.

The rest of the city is more familiar and no easier. Ashbrooke is Victorian villas on wide streets, so the van parks easily and then you are up three flights. Fulwell and Roker mix 1930s semis inland with seafront terraces that have nothing off-street at all. Farringdon, Pennywell and Grindon are post-war Corporation estates, largely Gentoo now, with wide verges you are not meant to put a Luton on.

Getting a van to the door

There is no single blanket zone here. Sunderland runs Community Parking Management Schemes street by street, and they bite in short windows. Ashbrooke and Thornholme Road is permit-only Monday to Saturday, 9am to 10am and again 2pm to 3pm. The Sunderland Royal Hospital scheme works the same way on different hours, Monday to Friday, 10am to 11am and 2pm to 3pm, across streets like Ewesley Road, Cleveland Road, St Luke's Terrace and Barnard Street. Both exist to push out all-day commuter parking, which is why the windows are so short.

Short does not mean harmless. A Luton sat across a permit bay inside one of those hours still collects a penalty charge notice, so we plan the load around the window rather than hope through it.

The Stadium of Light scheme is blunter. On home fixtures and stadium events the surrounding streets take no parking without a permit or voucher, and Monkwearmouth, Southwick and Roker feel it hardest. Give us the date and we check the fixture list before setting a start time. The retail core is pedestrianised on top of all that: on Fawcett Street, High Street West and Keel Square nothing pulls up outside anything, so flats there load from the nearest servicing access and the rest goes on foot.

Hourly or fixed, and which one Sunderland argues for

The choice comes down to how certain the access is.

Hourly suits a short job with a known kerb. Two men and the Luton is £70 an hour. It stays the cheaper option right up until something eats twenty minutes: a permit window you missed, a lane you cannot get the van down, Wearmouth Bridge backed up at half eight.

Fixed suits everything else. A 2-bed move inside the city is £370, agreed in writing before anything is lifted, and the access risk shifts onto us. If the back lane turns out blocked and the carry doubles, that is our afternoon rather than your bill. For most cottage streets, and for the seafront terraces where nobody can promise where the van ends up standing, fixed is the honest recommendation even when it is not the smaller number on paper.

Yards, lanes and the dormer stair

The cottage plan is rooms at the front, kitchen and bedroom behind, a long yard, then the back lane. Around Rosslyn Street in Millfield and the Cairo Street grid in Hendon that is not one house, it is the whole street. So the van rarely loads off a doorstep. It loads off the lane, or off the front and everything comes through.

Two things follow from that. There are no stairs at the load end, so no stairs charge there. And a good number of these cottages have gained a dormer loft conversion since, reached by a boxed-in stair turned tight at the top. A double wardrobe comes down it in pieces or not at all. Book it as a dismantle and reassemble, and we would much rather know a fortnight out than find out with a mattress stuck on a half-landing.

Crossing the Wear, and the charges that actually apply

Three road bridges. Wearmouth Bridge in the centre is what everyone defaults to and what queues. Queen Alexandra Bridge links Southwick to Pallion. Northern Spire, open since 2018, brings the A1231 from the A19 at Castletown over to the Pallion side. Fulwell to Silksworth, or Roker to Doxford Park, means choosing one, and choosing badly at half eight costs time you are paying for on an hourly booking.

On charges, the plain position. Sunderland has no Clean Air Zone. The Tyneside charging zone covers Newcastle and Gateshead only and does not reach across the Wear. The one toll that can appear is the Tyne Tunnel, if the other address is north of it: £2.60 for vehicles under 3.5 tonnes, £5.20 above. Whichever applies goes onto your quote at that figure, not a penny rounded up.

Getting a van to your door in Sunderland

When we are the wrong call

Two jobs, both in Hendon, and we would answer them differently. The first is a bed frame, a sofa and a dozen boxes going four streets. One afternoon, one pair of hands, no dismantling. Book a small van and rope in a mate, because a crew and a fixed quote is more machinery than that needs and you will feel it in the price. The second is a three-bed cottage with a dormer conversion, a full yard to walk everything down, completion at midday and keys to collect in Fulwell before the office shuts. That one wants people who have done a cottage carry before, a van sized for the lane, and a number that does not move when the solicitor is slow. Ring us for the second one.

Getting in and out of Sunderland

The A690 west takes you thirteen miles to Durham and the A1(M) behind it. South, the A19 runs to Teesside; north, it goes under the Tyne. Roughly 278 miles to London from here, about 138 to Manchester. Those jobs are quoted as one number with fuel inside it rather than run on the clock, so a shut motorway is our problem and not a line on your invoice. Questions people in Sunderland ask

Ours is a Sunderland cottage. Does single-storey make it cheaper?

Partly. There is no stairs charge where there are no stairs, so a true single-storey cottage avoids it at that end. What offsets it is the carry. Yard, back gate, lane, van is a good deal further than a doorstep load, and distance is time. If a dormer has been added, the boxed-in stair usually means furniture comes apart and goes back together too. Tell us which of those apply and the quote reflects the actual job.

My street is in one of the permit schemes. Do I need to sort anything with the council?

Usually not for a short load, but check your own road rather than the scheme name. Ashbrooke and Thornholme Road restricts Monday to Saturday, 9am to 10am and 2pm to 3pm. The hospital scheme runs Monday to Friday, 10am to 11am and 2pm to 3pm. Outside those hours the kerb is open. Where a street cannot take the van without a suspended bay, we say so before you book. The council's parking team handles suspensions and dispensations, and two weeks' notice is a lot easier than two hours'.

Can you move us on a Sunderland home match day?

Yes, with the date up front. The Stadium of Light scheme stops non-permit parking on the surrounding streets on home fixtures and event days, which mainly affects Monkwearmouth, Southwick and Roker. We start earlier on those so the van is loaded and away before the streets fill. Saturdays also carry the peak uplift on labour, which is set out on the price list.

Is there a Clean Air Zone charge for a removal van in Sunderland?

No. Sunderland does not operate one and the Tyneside charging zone stops at Newcastle and Gateshead. The only crossing charge that can land on a Wearside job is the Tyne Tunnel toll, and only if the other address is on the north side of the Tyne. It appears on your quote as the toll, at the published rate.
